The Studio features heated, eco-friendly Cork floors providing a quiet even heat with no fluctuations or loud interruptions which contributes to the intimacy of the space. The Studio was designed with well thought out windows to maximize light and still provide intimacy and functional use of the wall space on the trail side of the building, an abundance of electrical outlets, lots of LED pot lights with built in dimmers to allow for varying light levels, and additional wiring in place for more lights to be added in the future. The built-in sound system with 6 speakers in the ceiling provide great acoustics, and it is also wired to accommodate a ceiling mounted projection system. Convenient Storage under the staircase w/built-in rolling trolley for easy access. If plumbing is required in the studio area, it could be easily accessed through the Washroom adjacent to the space. The location is quiet due to its location beside the walking trail, however extra insulation was installed in the walls to help ensure that the space is extremely quiet. The emergency exit leading from the studio space to the exterior of the building could be adapted to have easy access to the trail.
The main floor also features a Change room that could be used for storage. The 2 main floor washrooms are nicely equipped with low-flush, commercial grade toilets. The wheelchair accessible washroom has a panic alarm as well as assistive railings and an accessible sink. The Ventilation system in all 3 washrooms and upstairs kitchen allow for quiet air exchange.
The Mechanical room is an efficient design and use of space that provides easy access to all the mechanical aspects of the building. The state of the art, computerized boiler system from Brennan’s is used to heat the floors, the hot water tank and the Forced Air furnace. The building is serviced by an air exchanger, Central Air, and new electrical with a sub-panel running to the upstairs. The Security wiring, alarm, computer cabling, and Rogers cable also come into this room. There are two different wired alarm systems; one serving the upstairs and one for the main level. The heating and cooling systems were designed to be efficient and quiet.
The 2nd floor features an Owner's suite. The space provides complete fire separation with fire door and fire code rated drywall. At the top of the stairs there is a great space that could be used for shoes, coats, etc. or it could even be set up as a little home office space or as an extension of work space.
The upper level back room is currently used as an amazing office space, but it is also designed to be a large bedroom with a long, narrow closet for storage. The room has two doors – one over the side entrance as well as a sliding door onto what could be an amazing deck. The space was designed to be weight bearing and features a Duradek membrane. The Upper level Bathroom features a custom designed shower stall with a very attractive glass wall which gives the room a spacious feel. The custom installed subway tile and adjustable, large shower head with lots of water pressure, commercial grade low flush toilet, and space for a linen/towel cabinet beside the vanity complete this space.
The main front room of the 2nd level is affectionately referred to as the “Parkview Room” because of the amazing view of Couchiching Park and the lake through three large windows that take up most of the front wall. It’s a large, wide open space that can accommodate a lot of people and is great for entertaining!
