Convenient Storage under the staircase w/built-in rolling trolley for easy access. If plumbing is required in the studio area, it could be easily accessed through the Washroom adjacent to the space. The location is quiet due to its location beside the walking trail, however extra insulation was installed in the walls to help ensure that the space is extremely quiet. The emergency exit leading from the studio space to the exterior of the building could be adapted to have easy access to the trail.
The main floor also features a Change room that could be used for storage. The 2 main floor washrooms are nicely equipped with low-flush, commercial grade toilets. The wheelchair accessible washroom has a panic alarm as well as assistive railings and an accessible sink. The Ventilation system in all 3 washrooms and upstairs kitchen allow for quiet air exchange.
The Mechanical room is an efficient design and use of space that provides easy access to all the mechanical aspects of the building. The state of the art, computerized boiler system from Brennan’s is used to heat the floors, the hot water tank and the Forced Air furnace. The building is serviced by an air exchanger, Central Air, and new electrical with a sub-panel running to the upstairs.
