Get your foot in the door in Armitage — one of Newmarket’s most established and sought-after family communities.

Located in South Newmarket, this spacious home offers a combination of space, functionality, and location that’s hard to beat at this price point.

At nearly 1,650 square feet, this well-designed home is larger than most townhomes in the area and features 3 bedrooms, 3 bathrooms, and a layout that just makes sense for everyday family living.

The main floor offers multiple living spaces, including a cozy family room, separate living and dining areas, and an eat-in kitchen with plenty of cupboard space. One of the standout features here is the peaceful courtyard behind the home — creating a level of privacy and tranquility that’s hard to find in townhome living.

Upstairs, the spacious primary bedroom really stands out, featuring a recently renovated 5-piece ensuite, walk-in closet, and a stunning feature window that fills the room with natural light. You’ll also find two additional generously sized bedrooms and another full 4-piece bathroom — ideal for growing families or guests.

Downstairs, the full basement offers endless potential. Whether you need additional storage, a recreation area, or future finished living space, the opportunity is here.

And the features that truly add convenience and value? Direct garage entry — so you never have to step outside or clear snow off your car in the winter. Plus, newer windows, upgraded exterior elements including steps, walkways, and columns, plus beautiful courtyard views that make this home feel especially private.

Another major benefit is the low-maintenance lifestyle. Property maintenance includes grass cutting and snow removal right up to your front door, making day-to-day living easier for seniors, busy parents, frequent travellers, or anyone looking for added convenience year-round.

What really makes this location special is the walkability. From here, you’re within walking distance to shopping, parks, and incredible amenities including Bailey Ecological Park, the Mulock Multi-Use Trail, and the new Mulock Park community hub opening in Summer 2026 — set to feature skating trails, gardens, art installations, and community gathering spaces. Families will also appreciate being within walking distance to highly regarded schools including Armitage Village Public School for JK–8 and Sir William Mulock Secondary School for grades 9–12.

You’re also conveniently close to the Yonge Street transit corridor, providing easy access across town and beyond, along with quick connections to Highways 404 and 400 for an easy commute. And with the future Mulock GO Station planned nearby, convenience here is only set to grow.

If you’ve been looking for an opportunity to own in one of Newmarket’s most established and family-friendly neighbourhoods — this could be the one.

In 2013, MoneySense magazine ranked Newmarket as the fourth top small city in Canada, and it’s not hard to see why.

Newmarket is ideally located midway between downtown Toronto and Barrie, making it perfect for commuters looking for easy access to either city, and an attractive alternative to Toronto for businesses and residents.

Newmarket has great small town charm with all of the conveniences you would expect of a big city.

Main Street Newmarket

ref. 2.1

Main street Newmarket is a truly unique experience found in the heart of Newmarket. The street is styled with early 1800s architecture and streetlights, and is adorned with custom grown flower barrels, providing a beautiful and vibrant setting.

Shop at local boutiques, dine at several patio eateries, find fresh produce at the seasonal farmer’s market, or participate in the many recreational, cultural and arts activities.

Upper Canada Mall

As one of the largest shopping centres in Canada, this mall is home to over 250 stores across over one million square feet. The mall provides a premiere shopping experience to residents of Newmarket with a wide variety of stores, making it a fantastic alternative to travelling to the big city. From dozens of specialty stores to all of the major brands and outlets, there really isn’t much you can’t find at Upper Canada Mall.

Newmarket

During its early years, Newmarket was mostly an agricultural community, yet it was also home to a busy centre of commerce and small industry. It was incorporated as a village in 1857 with a population of seven hundred and has grown quickly ever since.

Newmarket became a town in 1880 with a population of over two thousand. William Cane was elected as the first mayor of Newmarket, who owned a factory that would eventually become the first in Canada to manufacture lead pencils.

After the second world war, Newmarket experienced major growth and expansion. New subdivisions were rapidly developed, and by 1970, the population of Newmarket more than doubled to eleven thousand residents.

Elman W. Campbell Museum

This museum focused on educating the public and preserving the rich history of Newmarket, from its first days as an agricultural settlement to the present day. The museum offers free admission and hosts school group programs covering topics ranging from pioneer living, traditional games and songs to local government history. The museum also presents annual holiday celebrations on Christmas, Easter and Halloween.
